Hibiscus Villa is located on the Kudat Peninsula, a rural region of coconut groves, small villages and long open beaches on the northern coastline of Sabah.

The area is quiet with limited development and a steady breeze from the South China Sea.

The villa sits in a private plot of gardens above a narrow strip of beach. The central living space is arranged in a single main structure with a covered veranda for outdoor seating and a simple open plan interior. Views look straight out to sea with direct access to sand and shallow water. A separate kitchen area sits behind the main living space with dining tables either indoors or outside when weather allows.

The property has landscaped garden areas with palms and shaded seating, a small lawn and simple beach access by a short path over the sand. The atmosphere is quiet, with limited through traffic and very little noise beyond wind and sea. Nearby coastline includes long beaches, short headland walks and small local seafood places within easy driving distance.
