Gaya Island covers around 1,465 hectares of rainforest rising from white sand beaches and coral shallows. The resort occupies a secluded section of the island with views across the South China Sea towards Mount Kinabalu. Villas are built on stilts and connected by raised walkways that wind through forest and landscaped gardens. Each villa includes a private veranda and large windows opening to sea or canopy views.

The central area houses an open-air restaurant, infinity pool, lounge, and spa surrounded by dense vegetation. Sustainability principles guide operations: no motor vehicles are used on site, and waste, water, and energy systems are carefully managed. The resort also supports coral restoration and marine turtle conservation through its in-house Marine Centre. Wildlife frequently seen around the lodge includes macaques, hornbills, and monitor lizards.
